The Bulgarian Property Market in Today's Dynamic Environment

The Bulgarian property market has been on a steady upward trajectory in recent years, with both the number of transactions and property prices rising. This growth is partly due to an increase in foreign investment, particularly from Russia and other Eastern European countries.

Sofia, the capital, recorded the most significant rise in property prices, with the average price per square metre increasing by around 10% in 2020. Other major cities such as Varna and Plovdiv have also seen prices go up, albeit at a slightly slower pace.

One of the reasons for this growth is the relatively low cost of property in Bulgaria compared with other European countries. This has turned the country into an attractive destination for foreign investors looking to buy a second home or a property for investment purposes. In addition, the Bulgarian government has introduced a range of incentives to encourage foreign investment, such as offering residence permits to investors who purchase property worth more than 500,000 euros.

Overall, the Bulgarian property market has shown significant growth in recent years, although there are still challenges that investors need to be aware of before making a purchase.

What lies ahead, however, is unpredictable and largely tied to the ongoing political crisis and the inflation that it (partly) sustains. On the one hand, buying property is a safe haven; on the other, the uncertainty surrounding current events around the world is having a negative impact on the property market.
We can say with confidence that buying a property right now – whether as a main residence, to let out, or for any other investment purpose – is a successful venture.
